US stocks closed flat, but are poised3 to record their best annual gain in 16 years. The Australian dollar recovered some ground against the greenback and is buying 89.19 US cents. 

 
Reserve Bank figures continue to show home loans leading lending growth and business borrowing going backwards4. The banks figures show the value of outstanding home loans rose half a percent in November in seasonally5 adjusted terms and 5.1 percent over the past year. Within residential6 property, it was investors7 driving the growth in lending. Housing investors borrowing is at a 32 months high. But business lending declined by a tenth of a percent and personnel loans were flat.
